What are measurement services?

Floorplan services are just what they sound like: Based on what you want, an appraiser will measure your home's dimensions and square footage, then draw a basic or highly detailed layout. The appraiser's report and floorplan is a document that can be used to prove an accurate Gross Living Area (GLA), the sum of all livable space, of your home. These services are helpful and often essential when disputing property taxes or selling a property.

How do home measurement services work?

During a floorplan service, an appraiser measures the home with a measuring tool — generally a tape or laser measuring device. As they tour the home, they note the layout of the rooms and other features, like stairs, hallways, and fireplaces. They might sketch the property. Then, the appraiser develops a report and detailed sketch showing the total living area and the general layout of the house. The completed report is a document that can be used to prove certain specs of your property — like the Gross Living Area (GLA) — on tax documents, home listings, and more.

When is a home measurement or floorplan service necessary?

Challenging property taxes

Property tax records frequently reflect the wrong area of a property because the values can come from several sources, and occasionally go unproven — which means you may be taxed for more space than you actually have! Unless an appraiser has recently completed an evaluation on your property (after any remodeling that might have affected square footage), you'll need one to perform a home measurement service before attempting to dispute what you're taxed. An appraiser will verify an accurate Gross Living Area (GLA) of your property so your taxes can reflect the actual square footage — and you can stop paying more than your property is worth.

Selling a property

A floorplan service can ensure that you're paid a fair price for your house. Square footage is one of the most important factors potential buyers examine when purchasing a home — but since square footage values are frequently approximated rather than accurately measured, your home listing might show less Gross Living Area (GLA) than it actually has. An inaccurate GLA not only reduces the selling price of your home, but possibly even the amount of interested buyers. The only sure method of using an accurate GLA when listing your home is to refer to a recent appraisal or measurement service executed by a certified appraiser (after any renovation that may have affected square footage).

For real estate agents

To make certain that your client's home closes at a price that properly reflects market value, we suggest requesting a floorplan service for the property. Clients, and potential buyers, will appreciate your thoroughness, and you can rest assured knowing the GLA on your client's listing is a true representation of their home. A measurement can also be a fantastic marketing tool for enticing potential buyers because they can view the layout and attributes of the home before and after touring.
